Q: Do you offer a fair price for properties?
A: Many, if not most of the houses we buy are below market value. We are seeking a fair discount on properties so that we can repair and resell, and as a result, we offer cash for our purchases. Q: How do you decide on a price to offer?
A: Our process is very straightforward. We take a look at the information listed about the property, what’s needed, the current state of the property, and the value of comparable homes in the area.
We take as much information as we can into consideration and use it to come up with a fair price that works for both buyer and seller.
Q: Are there any commissions or fees that I can expect to pay with this process?
A: Short answer, No. This is part of what makes our process differ from the traditional listing and selling method. There are no fees or commissions whatsoever when you choose to sell your home through us. We will make an offer, and if you agree to it, we buy your house and pay for the closing costs. You are not expected to pay any fees to sell your home. Once we buy the home, the repairs and necessary reselling steps are our responsibility.
Q: How does this company differ from a traditional listing agent?
A: A real estate agent lists homes and will try to ensure that someone buys them. To do so, the agent shows the property to possible buyers and if they’re able to sell the home (which can take as long as 6-12 months), they take a percentage of the sale price.
An estate agent’s commission is usually between 3-6%, so if a home sells for $100,000, the agent can expect to take $3,000-$6,000 from the sale price.
We are not agents. We are in the business of buying homes, not listing and showing them. We pay for purchases in cash and then take the repair steps necessary in order to resell the home for a profit.
